Office ceiling tiles are sized by the grid, not the other way round. Here is how the module, the tile edge, the hangers and the services above fit together, and what that means when a tile has to come out.
A strip-out produces six or seven different waste streams from one floor. Here is how they are separated as the fitout comes down, which ones are recycled in Sydney, which go to landfill, and what paperwork comes back.
Office partitions stop at one of three points: below head height, at the ceiling, or through the ceiling to the slab. Here is what each height is built from, what it does, and when each is chosen.
New partitions change what a person can see on the way out. Here is how exit signs and emergency lights get added or moved on a fitout, how they fix in, and when they are tested.
A sublease fitout is built inside another tenant's fitout and another tenant's lease. That shapes what can change, how the walls go in, how services are split and what comes out at the end.
The fitout period is a fixed window with a start date you rarely control and an end date the lease sets. How we plan each stage inside it, from the access date to the first morning of trading.
A fitted office arrives with someone else's walls, ceiling and services already in place. What we survey, what we keep, what we move and what we take out decides whether the time saving holds.
The condition a floor is handed over in decides how much of the office you build. Here is what each shell condition includes, what the landlord usually provides, and how the scope and programme change.
A timber slat wall is only as good as the flat wall, the fixings and the cabling behind it. How we build the substrate, integrate lighting, turn a curve and keep the slats looking right.
An exposed ceiling office is only as good as the work above head height. Here is how the soffit gets painted, the services tidied, the lighting and baffles hung and the partitions finished against the slab.
Storage, print, mail and cleaner's rooms hold equipment and trolleys rather than people. Their size, position, slab load, services and door widths are set by what goes in them.
Adding a toilet or shower inside an office tenancy is a drainage problem first and a room second. Where the waste can run decides where the room can go, and everything else follows from that.
A first aid room is built for someone who cannot walk in. The door width, the route from the lift, the basin plumbing, the wall backing, the lighting and the sign all follow from that one job.
A worship space is one big room that fills and empties at the same moment, with amplified sound and children next door. Here is how the auditorium, stage, kids rooms, foyer and services are built for it.
A gym in a leased tenancy is built around the floor, the neighbours below and the plant that keeps a room full of people cool. What the engineer checks, what gets built up and in what order.
A library is a weight problem first and a zoning problem second. What gets checked, walled, lit and cabled before the shelving and the collection arrive.
A classroom refit is judged on whether one lesson stays out of the next, whether the walls survive a school year, and whether the work fits inside a term break. Here is how we size, build and sequence it.
A play centre is built around one tall structure and everything that has to work around it. Here is how we plan the floor, cafe services, party rooms, toilets, acoustics and entries in a warehouse or retail box.
A supermarket is a big open box with heavy services in the floor and above the ceiling. The condensate drains, the refrigeration pipe routes, the cool rooms and the dock are built long before the first gondola is bolted down.
A bakery and a small bar are small tenancies with heavy services. What the ovens, exhaust, cool room, drainage and acoustic walls need from the building decides the layout and the order of the works.
A studio is one large clear room with a demanding floor, a mirror wall, loud music and sweating people. Here is how the floor, walls, ceiling and air are built for it.
A small cafe is built around its services. Here is what the grease trap, floor wastes, exhaust duct, power, hand basins, washable kitchen finishes and front of house involve on site.
A commercial kitchen is a wet, hot room that has to wash down and breathe. The exhaust route, the drains, the linings and the cool room are built long before the first oven arrives.
A salon is a wet, hot, chemical-heavy tenancy dressed as a retail space. The basins, hot water, extraction, lighting and station power decide the build long before the mirrors go up.
