What a City Building Adds to the Job

The construction is the same as anywhere. What changes is how much of the programme is decided by the building rather than by the trades, and no two towers run quite the same way.

The building has its own fitout requirements

Most towers issue a fitout guide and run their own approval process before work starts, and many ask for contractor insurances and inductions on top of it. We deal with building management on that, and we find out what your building asks for before we commit to dates.

Loading dock and goods lift bookings

Deliveries usually go through a booked dock window and a goods lift shared with the rest of the building. That, more than the trades, is what sets how quickly material reaches you. We book around it and stage deliveries to suit.

Restricted and after-hours work

Noisy work often has to run outside business hours, and some buildings restrict it further. Quieter work can usually continue during the day behind a dust wall. Which is which depends on the building and on who is in the tenancies around you.

Working in a space that keeps trading

Most CBD fitouts happen while people are still working. We stage the job so only part of the office is out of use at a time, keep the routes to desks and amenities clear, and separate the work area from the rest of the office.

Protecting common areas

Lobbies, lifts and corridors belong to the building, not to your tenancy. Floor and wall protection, lift blankets and a cleaned route at the end of each shift are usually a condition of access rather than an extra.

Make good at the end of the lease

City leases often carry detailed make good obligations, and what they require can change what is worth building in now. We read the clause before pricing rather than at the end of the term.

Getting It Built Without Stopping Work

On most city jobs the window you are allowed to work in matters more than the work itself. We plan the programme around the dock bookings, the goods lift and the hours the building allows, then stage the work so the part still in use stays usable.

Noisy work goes outside business hours where it has to. Quieter work continues behind a dust wall during the day, which is what keeps a fitout moving instead of only progressing three nights a week.

Protection goes down in the lifts and corridors before anything is carried through them, and the route is cleaned at the end of each shift.
