Complete Office Fitouts

Office Fitouts in Wollongong and the Illawarra

Offices through the Wollongong CBD, consulting suites around the hospital, and the industrial estates at Unanderra and Port Kembla. The same team that does our Sydney work comes down for it.

We cover the whole Illawarra: Wollongong, Fairy Meadow and Port Kembla, down through Shellharbour to Kiama.

Working in Wollongong and the Illawarra

Most of the office stock in the Wollongong CBD is old enough that a fitout starts by stripping something out. The hospital and the university keep a lot of tenancies moving, and there are working industrial estates south of the city. We build across all three.

Older commercial stock

Much of the Wollongong CBD office stock is thirty to fifty years old. That usually means an existing suspended ceiling, services that no longer match the drawings, and partitions set out for a business that left years ago.

The hospital and the university

Both drive a substantial share of commercial work in the region, and both bring their own procurement, induction and access requirements. We find out what they require before we price the job.

Industrial south of the city

Unanderra and Port Kembla have working industrial premises where the office and amenities are part of a larger facility. Those jobs get built off the structure, and around whatever the site is still doing.

Attendance is scheduled, not casual

Wollongong is an hour and a half from our office, so visits are booked in advance. A long, thorough site walk before pricing, then agreed dates through the build rather than someone dropping in when they happen to be passing.

Fewer, larger deliveries

Supply comes from Sydney, so materials are consolidated into a few big drops. That takes more planning and more storage on site, and it is the difference between a job that runs and a job waiting on a truck.

Local trades where they suit

Some scopes travel well and some are better done by someone already in the area. Where a local trade is the sensible answer we engage and coordinate them, and they sit under the same contract and the same programme.

Strip Out First, Then Build

A lot of Illawarra fitouts start by taking something out: the existing ceiling, the old partitions, carpet that has been down since the last tenant, and services that were altered by somebody who did not leave drawings.

That strip-out is where the surprises are, so we would rather do it early and see the building than price around it. Once the slab and the structure are visible the set-out is honest, and the rest of the programme holds.

It also means the first week can look like nothing is happening and the last two look very fast. That is normal in older buildings, and we would rather say so at the start than explain it halfway through.
