What the Buildings Are Like in the Inner South

The inner south is not one kind of building. There is converted industrial through Alexandria and Rosebery, newer mixed-use around Green Square and Zetland, and conventional office tenancies near the airport at Mascot. We work in all of it.

Converted industrial

Brick, exposed steel and a lot of height. These buildings give you the shell and not much else, so ceilings, insulation and air conditioning are part of the fitout rather than something the building already provides.

Newer mixed-use buildings

These run like any managed building: an induction, a lift booking, agreed hours and a protected path from the dock to the tenancy. Straightforward once it is organised, and worth organising before we start.

Office tenancies near the airport

Mascot has ordinary office tenancies with a normal base building behind them. A lot of the work there is a conventional fitout or a refurbishment of a space that is already in use.

Where the office has an operation behind it

Plenty of inner-south tenancies have a warehouse, a workshop or a showroom attached. When they do, the office is built while the rest keeps running, with the work area hoarded off and our deliveries kept clear of yours.

Access and parking

The streets through Alexandria and Waterloo are tight and often full. We sort out where to load and when before we start.

Make good is not the same across the area

An industrial lease can ask for the shell back, including a mezzanine. A commercial lease near Mascot usually asks for far less. The two are very different obligations and both are worth reading early.

Fitting Out a Converted Building

A converted warehouse gives you a good shell and very little else. There is no ceiling to work to, the walls are brick or tilt panel, and the services run wherever they were run originally.

So more of the building gets made rather than modified. The office is framed as its own structure, fixed to what is actually there, with its own ceiling below the roof and its own conditioning. Set-out is worked off the building itself, because the steel is rarely exactly where the drawing puts it.

It is more work than a standard tenancy, and it is the reason these spaces are worth taking. We quote them the same way we quote anything else: what is there now, what you want, and what it takes to get from one to the other.
