Everywhere in the Shire: Sutherland and Kirrawee through Miranda and Caringbah to Taren Point and Cronulla.
Two Commercial Markets in the Shire
The Shire has two commercial markets. Suites and offices sit along the main streets at Sutherland, Miranda, Caringbah and Cronulla. The industrial units are at Taren Point. We work in both.
Suites above the shops
Much of the suite stock sits over ground-floor retail in two-storey buildings. Some have a small lift, some have a stair only, and which one it is decides how material gets in and how long the job takes.
Offices inside working units
The industrial estate at Taren Point is a separate market: offices, amenities and staff facilities inside working units, with forklifts and deliveries carrying on around the work. Those jobs are built off the structure rather than into a tenancy.
A lot of it is healthcare
General practice, dental, physiotherapy and specialist rooms are a large share of Shire fitout work. Those jobs bring hand basins, cleanable finishes and acoustic separation that has to genuinely work rather than look like it does.
Premises that cannot close
A practice has appointments booked weeks ahead and an office still has people in it. Work gets staged room by room, with dust separation between the site and the areas still in use.
Strata and shared parking
Suites and units are both commonly strata. Changes affecting common property, the facade or the parking usually need the owners corporation, and that approval is worth starting early.
Accessible entries in older buildings
Where a space is changing use or being substantially altered, access and amenities are often the part of an older building least ready for it. We check that against the current requirements when we price.

Working in a Space That Stays Open
Most Shire premises cannot close for a fitout, so the work is staged. We agree which rooms come out of service and in what order, so the business keeps operating while the job runs.
The work area is sealed from the areas still in use, floor to ceiling, and the route people take through the building is kept clear of the site. Noisier work is programmed outside your hours where it would otherwise run over the top of an appointment or a meeting.
It takes longer than emptying the place would. It also means you keep trading, which is usually the more expensive of the two things to lose.

Businesses We’ve Worked With
Two decades of commercial work, in empty premises and in businesses that stayed open throughout.
Who We Build For in the Shire
Healthcare is the largest share, alongside local professional firms and the industrial tenants at Taren Point. If your business is none of those, it makes no difference to what we can build.
