Commercial Space on the Beaches
The beaches has less tower stock than the rest of Sydney and more of everything else: small suites above the shops at Manly and Dee Why, a health precinct at Frenchs Forest, and light industrial estates at Brookvale and Warriewood.
Suites above street level
Manly, Dee Why and Mona Vale have small commercial suites over ground-floor retail. They are usually strata, often have one small lift or none, and how material gets in decides a lot about the programme.
The health precinct
The hospital has pulled specialist and allied health tenancies into the buildings around it. Those fitouts bring hand basins, cleanable surfaces and real acoustic separation between rooms.
Offices inside industrial units
Through Brookvale and Warriewood the common brief is a front office, a meeting room and amenities inside a unit with a roller door. The unit gives you a slab, walls and a roof; the ceiling, insulation and conditioning are part of the fitout.
Strata, either way
Suites and industrial units are both commonly strata on the beaches. Anything affecting the facade, the roller door, the common driveway or the parking usually needs the owners corporation before it needs us.
Access down the peninsula
There is effectively one road in and out at peak. We plan deliveries around it and order materials to land in a few large drops rather than a steady trickle.
Salt air on the exposed sites
Close to the water, external hardware and fixings corrode faster than they do inland. It only affects the parts of a fitout that see outside air, and it is a specification question rather than a construction one.
Fitting an Office Into an Industrial Unit
A concrete block unit with a steel roof is a good building and a poor office. It is loud, it has no ceiling, and in summer it is hot.
So the office is built as its own enclosure inside it: framed off the block wall, insulated, with a ceiling well below the roof sheets and its own air conditioning. That is what makes it quiet and keeps the temperature manageable. The workshop side stays as it is; the two just stop sharing an air volume.
It is one of the more common jobs on the beaches, not the only one. A suite above a shop, a set of consulting rooms or a straightforward office refurbishment are all work we quote the same way.
