Burwood and Ashfield have conventional office buildings. Balmain, Leichhardt and Marrickville have a lot of converted industrial. We build in both.

We cover the Inner West end to end: Balmain, Leichhardt and Marrickville through to Burwood, Ashfield and Strathfield.
Two Kinds of Building in the Inner West
There are two kinds of commercial building in the Inner West. Office buildings around the stations at Burwood, Ashfield and Strathfield, and old warehouses converted into offices through Marrickville, Leichhardt and Balmain. They are different jobs and we take on both.
Warehouses turned into offices
A lot of the older stock is a warehouse somebody has turned into offices. Brick walls that are not straight, a timber or steel roof, and a slab that falls away toward an old drain. None of that is a problem, but the walls get packed out to plumb and the set-out gets done on site rather than off a plan.
Everything above your head is on show
Leaving the structure and services exposed is the look most tenants ask for in the converted buildings. It also means everything above your head is on show, so ductwork, cable tray and sprinkler drops have to be set out properly rather than tucked into a ceiling. Most of the work in that is coordination.
Heritage and character controls
Parts of Balmain, Leichhardt and Annandale sit in heritage conservation areas, and some individual buildings are listed. That can affect what you may do to a facade or a window. We build to whatever the approval says, and we coordinate with your heritage consultant on anything it does not cover.
Conventional office buildings
Burwood, Ashfield and Strathfield have ordinary office buildings: suspended ceilings, central air conditioning and a building manager. Those jobs run like a small CBD fitout, with an approval process and lift bookings, at a smaller scale.
Narrow streets and no dock
Most inner-west industrial buildings were built for a small truck and a roller door. A semi often cannot get in, and access is commonly off a shared driveway or a laneway, so we book deliveries in advance.
Acoustics between tenancies
Warehouses subdivided into several tenancies often have partitions that stop at the underside of a mezzanine rather than at the roof. If noise matters, that gap is where it travels, and it is much cheaper to close it during the fitout than afterwards.

Building New Walls Against Old Ones
A hundred-year-old brick wall is rarely plumb, rarely straight and never square to the next one. New partitions still have to be all three.
So the set-out gets done on site, off the actual building rather than the drawing. Walls are packed out where they meet the brick, junctions are scribed rather than butted, and the discrepancy is taken up somewhere it will not be seen instead of somewhere it will.
It is the main difference between a converted warehouse and a modern office building, and the reason we want to stand in one of these before we price it.
What We Build in the Inner West
A converted building often needs everything at once: walls, ceilings, services coordination and finishes. A conventional office at Burwood might only need one of them. We take on the lot or just the one part.

It was a pleasure working with Complete Office Fitouts. As I was unfamiliar with the compliance aspects of building work, Dimitry guided me throughout the entire process—from start to completion. I truly appreciate the support and professionalism, and I look forward to collaborating on future projects. Thank you for your hard work and dedication
