Anywhere on the North Shore: North Sydney and Crows Nest, St Leonards and Chatswood, Lane Cove and Macquarie Park.
An Established Office Market
The North Shore has a long-established office market, so we see both ends of it. Tenancies that come to us empty at the end of a lease and get a complete fitout, and offices that are full of people where the work has to happen around them.
Adding rooms to a working office
The most common job on the North Shore is two or three new offices in a workplace full of people. It is small in construction terms and almost entirely about staging: which desks move, when the noisy hour happens, and how the dust is kept out of the rest of the office.
Existing ceilings and services
A new wall means the grid has to be cut and set out around it, and whatever is above the grid has to be moved or worked around. Sprinklers, air outlets and lighting rarely sit where the new room wants them. That coordination is usually where the cost is, not the wall.
The building still has rules
These are proper commercial buildings with building management, contractor inductions and lift bookings, much like the CBD. The buildings are smaller and generally easier to deal with, but the process is the same and it still sets the dates.
Getting deliveries in at peak
North Sydney and St Leonards are busy through the morning peak. We book deliveries for whatever window works best for the build, and arrange any out-of-hours work with the building in advance.
The buildings are not all the same
The North Shore runs from small older commercial buildings through modern towers to campus-style sites with their own estate management. That decides whether there is a dock, whether the lift has to be booked, who you deal with, and where the trades park. We check all of that before quoting.
Whole tenancies at lease turnover
Five-year terms are common on the North Shore, so tenancies change hands often and we do a steady run of complete fitouts and make good alongside the alteration work. Anything built in now has to come out at the end of the term, so it is worth knowing what the make good clause asks for before you decide how much to build.

Opening a Ceiling Without Emptying the Office
When the office is occupied, the job starts by lifting tiles out of the suspended ceiling to see what is actually above the line the new wall is going on.
That is done in sections, with the tiles stacked flat and a dust wall closing off the part of the office still being used. Sprinkler and detector changes are isolated with the building first. The ceiling goes back the same day wherever it can.
The result is that a two-room addition does not take the office out of service. It takes a corner of it out of service for a few days.
What We Build on the North Shore
A lot of North Shore work is dividing an office that is already in use. Just as much is a complete fitout of an empty tenancy when a lease turns over. There is no minimum on what we will look at.
- Office PartitionsNew rooms in an office that stays occupied, from one office to a whole floor.
- Glass PartitionsGlass offices and meeting rooms that leave daylight for the rest of the floor.
- Plasterboard PartitionsRooms for conversations that need to stay in the room.
- CeilingsNew ceilings, and grid altered around a new partition and made good.
- Complete Office FitoutsA whole tenancy when the lease turns over rather than the layout.
- Defit & Make GoodTaking last term’s walls back out at the end of a five-year lease.
Businesses We’ve Worked With
Two decades of commercial fitouts, in empty tenancies and in offices with people still working in them.
Who We Build For on the North Shore
Professional services take up most of the North Shore office market, and there is a lot of medical and specialist work around St Leonards. They are not the only businesses we build for.
