An office manager preparing a commercial fitout brief in Sydney is rarely the person making the final decisions, and that shapes the entire task. The brief has to work for an executive sponsor who will sign the cheque, for department heads whose teams will use the space, for a finance lead who will challenge every […]
A Sydney commercial office lease ends on the day the lease document says it ends, and the tenant is expected to hand the premises back in the condition the lease requires. For an office manager coordinating the exit, the problem is not what make good means in the abstract. It is what needs to happen […]
A project manager running a Sydney commercial office fitout produces two working documents in the early stages: a brief that captures what the business wants, and a scope of works that captures what the fitout team will build. These are different artefacts with different jobs, and conflating them is the most common reason early-stage pricing […]
An office fitout is handed over on a specific date, and from that date the tenant’s finance and legal teams treat the project as closed. Inside the tenancy, the real test starts the week after. The space has to perform for staff who were not there during construction, against working patterns that were estimated in […]
Combining two Sydney offices into one tenancy is rarely treated as a fitout project until it is already late, and that is where most of the avoidable cost sits. The deal has been signed, the smaller team has a move date, and the receiving floor is assumed to absorb them with light touches. Then the […]
For most Sydney commercial tenants, a lease renewal is the moment when refurbishment becomes a real option rather than a hypothetical one. The premises are familiar, the team has settled patterns, the cost of moving is high, and the landlord is usually willing to talk about an incentive that funds at least part of the […]
For most Sydney commercial tenants two or three years into a hybrid pattern, the floor that was designed before the shift is no longer a good fit, but it is also not a clear case for a full refit. The desks are mostly fine. The kitchen and breakout still earn their space. The base building […]
The programme on a Sydney commercial office fitout is rarely the document that causes the project to slip, but it is almost always the document that exposes the slip first. A client-side project manager’s job is to keep that programme honest: built backwards from the move-in date, sequenced through the dependencies that actually constrain delivery, […]
Running an office through a live fitout is mostly a coordination job, and the office manager carries most of it. The fitout team has its own programme and its own coordination role on site, but the daily interface with the team that is still using the floor sits with the office manager. Where that interface […]
A fitout risk register is one of the more useful project documents a client-side project manager can keep, and one of the most frequently abandoned. Useful, because the risks on a Sydney commercial office fitout cluster in predictable areas and a structured view of them lets the PM intervene early rather than react late. Abandoned, […]
At the end of a Sydney commercial lease, the office kitchen is one of the rooms where tenants lose money unnecessarily. The make good scope for a tenant-installed kitchen often sits in a blurry zone between the lease wording, the original condition report, and whatever the landlord decides at inspection. A clean scope built before […]
Two glass walls can use the same frameless system, the same glazing thickness and the same manifestation pattern, and still be two different scopes of work. The one that runs along a base-building corridor carries a completely different set of approval, fire and acoustic conditions than the one that encloses an internal meeting room inside […]
Workpoint density in current Sydney commercial practice sits across three honest tiers. Generous fitouts run at fifteen to eighteen square metres of net lettable area per workpoint, including circulation and shared zones. Standard fitouts run at ten to fourteen square metres per workpoint. High-density fitouts run at seven to nine square metres per workpoint, and […]
Most of a single-floor fitout scales linearly when a tenant takes a second or third floor. The furniture is multiplied, the workstations are multiplied, the partition runs get longer. What does not scale linearly is coordination, and that is where multi-floor fitouts consistently cost more, take longer, and surprise tenants who planned them as bigger […]
A recruitment agency office has to run three parallel conversations at once. Consultants on the phone at high energy, candidates in confidential interviews, and clients being hosted in a more measured register. No other office sector manages quite this three-party dynamic on a single floorplate, and the fitout decisions that make it work are different […]
Surry Hills is one of Sydney’s densest non-CBD commercial office markets, and almost none of it sits in the kind of purpose-built tower a fitout company would see in North Sydney, Chatswood or Parramatta. The stock is older warehouses, heritage terraces, repurposed industrial blocks, and mid-rise B and C grade buildings with quirks that were […]
A turnkey office fit out is a single-point engagement where one party takes responsibility for designing, delivering and handing over a working office, with the tenant involved in decisions but not in co-ordinating separate consultants and trades. The tenant signs one contract, approves one programme, and moves into a space that is ready to use […]
The honest answer to private offices versus open plan is that neither works on its own for most commercial tenants. Private offices give you privacy, focus, and a clear sense of status, but they cost more per seat and kill the flexibility to reshape teams later. Open plan gives you density, cheaper seat cost, and […]
Breakout spaces are one of the most requested inclusions in a commercial fit out brief, and also one of the most frequently under-specified. Tenants know they want a breakout area, they have an image in mind, and they usually assume the detail will work itself out during design. The detail is where breakout spaces succeed […]
A working answer for most modern commercial offices in Sydney is somewhere between ten and fifteen square metres per person, including meeting rooms, breakout space, circulation and storage. Tenants who plan below ten end up cramped almost immediately. Tenants who plan above fifteen are usually either running unusually meeting-heavy work or paying for space they […]
Pyrmont is one of the few Sydney office precincts where the building stock genuinely changes the fitout decision. Most of what tenants lease in Pyrmont is converted warehouse, former industrial, or older mixed-use stock rather than the modern grid-floor towers found in the CBD or in Macquarie Park. That single difference, before any conversation about […]
If you are signing a lease in a modern Sydney CBD or metro tower, the building agent has probably described the space as either Cat A delivered, shell-and-core, or Cat A plus. The label tells you what the landlord is handing over. It does not tell you what you still need to build, what your […]
Most articles about staging an office fitout assume the decision has already been made, and walk you through how to keep working through the noise. The decision itself is the harder one. Before you stage anything, you have to decide whether your team is staying in the building during the works or moving out into […]
Phone booths and focus pods have become standard equipment in open-plan offices, but most of the ones installed in Sydney over the past few years are sitting in the wrong place, sized for the wrong call patterns, or specified to an acoustic standard that does not survive the actual ambient noise of the floor. The […]
