Pyrmont floors rarely sit inside that envelope. Many of the buildings were warehouses, light industrial, or wool stores that have been adapted for office use over the past 20 to 30 years. The slabs are often heavy and irregular, ceiling voids vary dramatically between bays, columns sit on industrial spacings that no modern partition layout was designed around, and the original facades were not built for the glazing-to-floor ratio that office tenants now expect.

The things that most commonly extend the programme are services confirmation that should have happened before design, heritage or facade questions that surface late, ceiling and acoustic decisions that are revisited after the trades have started, and base-building issues that the original conversion left in place and that nobody asked about until the partitions were going up.

The pattern is consistent. A Pyrmont fitout that runs to programme almost always had its building-specific questions answered early. A Pyrmont fitout that overruns almost always had a generic plan that needed to absorb building reality halfway through. The work itself is not harder. The information needed to plan it correctly is just less standard than in a tower.
