Lighting is one of the most visible elements of any office fitout, yet it is one of the least understood by the tenants who pay for it and occupy the space it serves. Most tenants know they want the office to be bright, comfortable, and professional. Beyond that, the decisions about lighting type, placement, colour […]
Fire-rated plasterboard partitions are a compliance requirement in most commercial office fitouts, yet they are one of the least understood elements in the build. They look identical to standard plasterboard walls from the outside, which means their fire resistance is entirely invisible to the tenant, the occupants, and anyone who inspects the space visually. The […]
Flooring takes more physical punishment than any other surface in a commercial office. It is walked on constantly, rolled over by office chairs, scraped by furniture legs, splashed in kitchens, and ground down by grit tracked in from outside. Yet flooring is often specified with more attention to colour and price than to how the […]
Workstations and boardrooms are the two environments where office furniture has the most direct impact on how people work. A workstation that is uncomfortable, poorly configured, or too small for the equipment it needs to support drains productivity one hour at a time. A boardroom that does not function properly for meetings, presentations, and collaborative […]
Access control and security are often the last items discussed during an office fitout, yet they affect the fundamental safety and functionality of the workspace. A fitout that looks impressive but allows unrestricted access to the server room, does not secure after-hours entry, or creates blind spots in corridors has a security gap that becomes […]
Signage and workplace graphics are among the last elements installed in an office fitout, but they have a disproportionate impact on how the space is experienced. A well-signed office communicates professionalism before a word is spoken, guides visitors without confusion, and reinforces the brand identity at every turn. A poorly signed office creates a subtly […]
Most office furniture comes from a catalogue. Desks, chairs, meeting tables, and storage units are selected from manufacturer ranges, ordered in standard sizes, and delivered ready to assemble. For the majority of office requirements, this approach works well. But there are situations where no standard product fits the space, the function, or the design intent, […]
For most tenants, the electrical and data cabling phase of a fitout is the first time the project feels genuinely disruptive. Walls are open, ceilings are partially removed, cables are draped across the space, and the noise from drilling through concrete slabs and cutting conduit channels is constant. Knowing what to expect during this phase, […]
Commercial painting is one of those fitout trades that seems straightforward until it goes wrong. A coat of paint on a plasterboard wall appears to be one of the simpler tasks in a fitout programme, but the quality of the paint finish is one of the most visible indicators of overall fitout quality. Visitors, staff, […]
Off-the-shelf cabinetry and standard storage products work in many offices, but there are situations where only a custom built-in solution fits the space, the brief, or the way the business operates. A reception counter that needs to wrap around a curved wall, a storage system that must fit within an awkward alcove, or a workbench […]
Electrical and data cabling does not happen in isolation during an office fitout. It threads through every other scope of work, from the first partition frame to the last ceiling tile. When electrical trades are properly integrated into the fitout programme, the build runs smoothly and finishes on time. When they are not, the result […]
Vinyl and carpet tiles are the two most commonly specified flooring products in Australian commercial offices, and most fitouts end up using both. They solve different problems, suit different zones, and create different environments underfoot. Yet many flooring decisions treat them as interchangeable options rather than complementary products, leading to spaces where the flooring does […]
The flooring in a commercial office affects everything from daily comfort and noise levels to maintenance costs and end-of-lease obligations. With several product categories available, each with genuinely different performance characteristics, choosing the right flooring depends on understanding what each type does well and where it falls short. A product that excels in a boardroom […]
Lighting is one of the most influential elements in an office fitout and one of the most frequently treated as an afterthought. Tenants spend weeks deliberating over floor finishes and partition layouts, then accept whatever lighting the previous tenant left in the ceiling or default to a grid of standard panels because the decision needs […]
Regular carpet, also known as broadloom, has largely been overtaken by carpet tiles in Australian commercial fitouts. But broadloom has not disappeared, and in certain applications it still offers advantages that modular carpet does not match. Understanding when broadloom makes practical sense, what the trade-offs are, and how to manage it over a lease term […]
Electrical, data, and communications work is one of the most significant scopes in any office fitout, yet it is also one of the most commonly underspecified. When a fitout brief describes “standard power and data throughout,” the result is often a scope that does not match how the business actually operates, leading to re-work, additional […]
Joinery is one of the fitout elements that tenants interact with every day without thinking about it. The reception desk, the kitchen bench, the storage units along the back wall, the shelving in the print room – these are all joinery items, and collectively they define how an office functions at the practical level. Good […]
Choosing office flooring often gets treated as a finishing decision, something that happens after the layout, partitions, and ceiling are sorted. In practice, flooring selection affects the fitout programme, the acoustic environment, the maintenance budget, and the make good liability at lease end. A poor flooring decision does not just look wrong; it creates ongoing […]
Carpet tiles are the most widely used flooring product in Australian commercial offices, and for good reason. They offer a combination of durability, acoustic performance, and practical flexibility that broadloom carpet and hard flooring alternatives struggle to match in day-to-day office use. Yet despite their prevalence, many tenants specify carpet tiles without fully understanding the […]
Plumbing is one of the less visible parts of an office fitout, but it is also one of the most constrained. Unlike electrical or data cabling, which can be routed almost anywhere through the ceiling void or under the floor, plumbing requires gravity-fed drainage, connections to the building’s water supply and waste stacks, and compliance […]
Fire services are one of those parts of an office fitout that tenants rarely think about until they are told that the fire system needs to be modified, recertified, or upgraded as part of their fitout works. The systems are already in the building, they were working before the fitout started, and most tenants assume […]
