The difference is not arbitrary. How Plasterboard Affects Base Building Services Differently
Plasterboard walls interact with the building’s services in ways that glass partitions generally do not. Removing a plasterboard wall leaves fixing holes in the slab, damage to the ceiling where the wall met the grid, exposed services that need to be decommissioned, missing acoustic insulation that was inside the wall, and potential damage to adjacent walls where the partition was connected. Restoring all of these elements to base building condition is a significant scope item that landlords factor into their assessment of the fitout proposal.
Removing a glass partition is a cleaner exercise. The floor channel leaves a line of fixings that need to be filled, and the ceiling track leaves a similar line, but the surrounding surfaces are typically less affected. There is no cavity to clean out, no concealed services to remove, and no adjacent wall damage from structural connections. The cost comparison between plasterboard and glass changes when make good liability is factored in, and landlords are aware of this even if tenants are not.
Why Glass Is Perceived as More Reversible
The perception of reversibility is a significant factor in how landlords view glass versus plasterboard. A fitout that uses glass for most of its partitioning and reserves plasterboard for areas where it is genuinely needed (acoustic rooms, service walls, rated separations) will typically pass the approval process more smoothly than one that uses plasterboard extensively where glass could achieve a similar result with less building impact.
What Landlords Fear About Poor Plasterboard Installation
Landlord scrutiny of plasterboard is partly driven by experience with poor installations. Plasterboard work that is done well is invisible; the walls look clean, perform acoustically, and comply with fire requirements. Plasterboard work that is done badly creates problems that persist for the duration of the tenancy and surface dramatically during the defit.

Tenants who understand why landlords scrutinise plasterboard more closely can prepare submissions that address those concerns proactively. The submission should clearly specify the partition system for each wall type, including the fire rating where applicable and the acoustic rating where relevant. It should address services routing through the walls and demonstrate that service penetrations will be properly sealed. It should show that the layout does not block access to base building services or disrupt HVAC distribution.
The contractor’s credentials matter more for plasterboard fitouts than for glass because the quality of the installation is hidden once the linings go on. Landlords want to see that the contractor has experience with commercial plasterboard systems, understands fire-rated construction, and has a track record of delivering work that meets the required standard. Including the contractor’s relevant project history and trade references in the submission strengthens the approval case.
