Modifications That Require Trades Coordination

Understanding the performance characteristics of the wall helps determine whether the proposed modification is practical. Some walls are straightforward to modify because they are non-rated, contain minimal services, and use standard framing that can be easily adjusted. Others are complex enough that the cost and disruption of modification may exceed the cost of building a new wall in a different location.

For offices that anticipate ongoing modifications, documenting what is in each wall at the time of the original fitout is one of the most valuable investments a tenant can make. As-built drawings that accurately record service routes, fire-rated assemblies, and framing configurations make every future modification faster, cheaper, and safer than working blind.
