A wall between your suite and the neighbour has to stop sound as well as mark the boundary, and the rating it needs depends on what sits each side of it. Hitting a higher acoustic rating changes the wall build-up, the junctions and the cost, so it is worth setting the target before the wall is framed.
The mistake tenants make is treating the demising wall as a line on a plan rather than a performance specification. A wall built to simply divide two tenancies and a wall built to keep one tenant’s noise out of the other’s space are different walls, even though they look identical once painted. The difference is decided before a single stud goes up, in the rating the wall is built to meet.
What an acoustic rating on a demising wall means
A demising wall is the wall between two separate tenancies, and its acoustic rating is a measure of how much sound it stops. The rating describes the wall’s ability to reduce airborne sound passing from one side to the other, expressed as a single number that goes up as the wall performs better. A higher number means more sound stopped.
The rating is a property of the whole wall build-up, not just the plasterboard. It depends on the number of layers of board, the stud arrangement, the insulation in the cavity and how the wall is sealed at its edges. A plasterboard partition built as a demising wall is engineered as a system to reach a target rating, which is why the specification matters more than the material. It helps to separate two things the rating does not measure. A lab rating describes how the wall system performs under test conditions, while the sound actually stopped on site depends on how well the wall is built and sealed. A wall specified to a high lab figure but built with gaps at the head or unsealed penetrations will not deliver that figure in the tenancy, which is why the target rating and the build quality have to be treated together. Specifying a number is only half the job; the wall has to be built to earn it.
What decides the rating you need
The rating the wall needs is set by what sits on each side of it. A wall between two quiet professional offices needs less than a wall between your suite and a call centre, a gym or a hospitality tenancy. The louder the neighbour, and the quieter your own space needs to be, the higher the rating has to climb.
The lease and the building can also set a minimum. Some leases or building standards specify a demising wall rating, and that becomes the floor you build to regardless of your own preference. Where no figure is set, the target is a judgement based on the two uses and how much sound transfer you are willing to live with. The constraint is that the rating has to be decided up front, because it changes the wall from the studs out, and retrofitting performance into a finished wall is far harder than building it in, a point that applies equally when retrofitting acoustic upgrades to existing partitions.
How the rating changes the wall build-up
Reaching a higher rating means changing the wall itself in specific ways. A basic wall is a single row of studs with one layer of board each side. To lift the rating, you add a second layer of board, fill the cavity with acoustic insulation, and at the top end separate the structure into a double stud arrangement so the two faces of the wall do not share a direct path for sound.
The single biggest step up is moving from a single stud to a double stud wall, because it breaks the structural bridge that carries sound across. The junctions are where ratings are won or lost. A wall built to a high rating still fails if it stops at the suspended ceiling instead of running to the slab, or if penetrations for power, data and services are not sealed. Sound takes the easiest path, and an unsealed gap at the head or a back-to-back power outlet undoes the performance the build-up was meant to deliver, which is why penetrations for data, power and HVAC are treated as part of the acoustic scope, not separate from it.
The path over the ceiling is the one most often overlooked on a demising wall. If the wall stops at the suspended ceiling line, sound travels up into the plenum, across the top of the wall and down into the neighbour, no matter how good the wall is below. A demising wall built for acoustic performance almost always has to run full height to the underside of the slab, and where the plenum is shared, the gap above the ceiling line has to be sealed as carefully as the wall itself. Specifying the rating without specifying that the wall runs to slab is one of the most common reasons a wall that looks right on paper underperforms in use.
The trade-off between rating, space and cost
Chasing a higher rating costs more than money. A double stud wall is thicker than a single stud wall, so it takes more floor area, and on a tight tenancy boundary that lost width is a real trade. The extra board, insulation and the slab-to-slab construction also add cost and time, so the rating is a balance rather than a maximise-everything decision.
The trap is over-specifying. Building a recording-studio wall between two quiet offices wastes money and floor space on performance no one will notice. The opposite trap is under-specifying to save cost and then living with the neighbour’s noise for the length of the lease, which is the more expensive mistake because it cannot be fixed without rebuilding the wall. The right target is the lowest rating that genuinely meets the two uses, not the highest the budget allows.
What the rating adds to the cost
The cost of a demising wall climbs with the rating in steps. The base is a single stud wall with one layer each side. Adding a second layer of board and acoustic insulation is a modest increase. Moving to a double stud wall is the larger step, because it is more material, more width and more labour. Running the wall full height to the slab rather than stopping at the ceiling adds again.
The sealing and detailing is the cost most often missed. Acoustic sealant at every junction, careful treatment of every penetration, and back-blocking behind outlets all add labour, but skipping them throws away the rating the rest of the wall paid for. The cost of a demising wall is best read as the cost of the target rating, because two walls of the same length can differ substantially in price purely on the performance they are built to reach.
The cost of getting it wrong is what justifies spending on the detailing. A demising wall that fails to keep the neighbour’s noise out cannot be quietly improved later, because lifting its rating means opening it back up or building a second wall in front of it, both of which cost far more than building it right the first time. Set against that, the extra spend on a second layer of board, proper insulation and careful sealing is cheap insurance. The rating is a decision the tenancy lives with for the length of the lease, so it is worth paying once to get it right rather than paying repeatedly to live with it wrong.
Setting the target before the wall goes up
The way to get this right is to fix the rating first, then build to it. Establish what sits on each side of the wall, check whether the lease or building sets a minimum, and decide the lowest rating that genuinely keeps the two spaces apart. That number then drives the studs, the board, the insulation and the junction detailing as a single specification.
Deciding the rating after the wall is framed is the expensive path, because lifting performance means opening the wall back up or rebuilding it. Settling the target up front means the wall is built once, to the right standard, with the junctions and penetrations handled as part of the spec rather than discovered afterwards. The rating is the decision that defines the wall, so it is the decision to make first.
